Vera Whole Health Chooses The Shoppes At Webb Gin As One Of Four Locations In Greater Atlanta

BALTIMORE, MD (November 13, 2023) – Vera Whole Health, a model that takes a highly-personalized and value-based approach to healthcare services, has chosen The Shoppes at Webb Gin, in Snellville, Georgia as one of four new locations for the group’s initial entry into the greater Atlanta metropolitan region. The San Francisco-based company signed a lease with Continental Realty Corporation (CRC) for 4,708 square feet of space at the 330,000 square foot lifestyle center located at 1350 Scenic Highway South. Monica Johnson and Kelsi Holman of CRC represented the landlord and Amy Baddour and Jeremy Adams of JLL represented the tenant in this lease transaction.

Baltimore-based real estate investment and management company CRC acquired The Shoppes at Webb Gin last year, and this latest lease, together with the recent signings of The DRIPBaR, Club Pilates and Browlash, elevates occupancy of the center to approximately 91 percent. Vera Whole Health is expected to open at the center on January 2, 2024.

According to Herbert Cummings, Chief Clinical Operations Officer for Vera Whole Health, the concept utilizes a value-based mission for primary care, with a goal to make “the highest quality of care affordable to the general population.” The diverse range of provided services includes primary care, behavioral health, health coaching and healthcare management. Cummings adds that the goal is to “provide healthcare with the lowest financial impact on patients and employers.”

Vera Whole Health operates 30 locations nationally. All four new sites in the Atlanta area will open on the same day.

“Our team spent a significant amount of time surveying the submarkets in the greater Atlanta area to identify markets that are appealing to consumers, and to uncover venues that offer easy access, plentiful parking, high visibility and premium lighting,” Cummings said. “The Shoppes at Webb Gin scored extremely high in every category, and combined with the tremendous tenant mix, we feel our concept will be immediately successful there.

“The recruitment for talented physicians and nurse practitioners to staff that location is going extremely well,” he added. “Because the average patient appointment lasts 30 minutes, with 60 minutes for the initial examination, we have been able to attract passionate healthcare providers who place a premium on patients’ best interests and on generating successful outcomes.” 

Constructed in 2006, The Shoppes at Webb Gin is situated on approximately 48 acres on Scenic Highway North, the major freeway which connects Snellville to Lawrenceville, with more than 40,000 vehicles passing the site daily. The regional center is home to more than 60 tenants, including national retailers Sprouts Farmers Market, DSW, Sephora, Barnes & Noble, Bath & Body Works, H&M, Chico’s, Kay Jewelers, Loft, Sunglass Hut, Victoria’s Secret and White House Black Market. Sit-down and fast-casual restaurants located at The Shoppes at Webb Gin include Bonefish Grill, Chili’s Grill & Bar, Longhorn Steakhouse, Red Robin, Wild Wing Café, and Ted’s Montana Grill.

Located at the intersection of Scenic Highway N and Webb Gin House Road SW, The Shoppes at Webb Gin is in the 92nd percentile for foot traffic among all shopping centers in the country, with over 70 minutes of average dwell time and the second most-visited Sprouts Farmers Market in Georgia, according to Placer.ai, a market research company that reports on consumer behavior by analyzing visitations in retail stores and shopping centers.

More than 68,000 people reside within a three-mile radius of The Shoppes at Webb Gin, with average household incomes approaching $110,000. Since 2010, the market trade area has achieved nine percent population growth, and an additional seven percent population growth is expected over the next five years.
