CRC Elevates Tenant Mix at Padonia Village in Timonium with Signing Four New Leases

CRC has executed leases with four new tenants comprising more than 9,300 square feet of space at Padonia Village Shopping Center, a nearly 115,000 square foot neighborhood shopping center located at 61 E. Padonia Road in the Timonium section of Baltimore County. This recent leasing activity adds two new fast-casual restaurant concepts, a sit-down restaurant and a new dental practice to the tenant mix.  In December, Green Valley Marketplace, a family-owned supermarket chain, opened its third location in the greater Baltimore metropolitan region at Padonia Village in the 31,256 square foot space formerly occupied by Mars Supermarkets. Kristina O’Keefe, Leasing Manager and Kelsi B. Holman, Leasing Associate of Continental Realty Corporation represented the owner in all four transactions.

Űber Bagels & Deli plans to open its third location in 3,636 square feet of space at Padonia Village in the second quarter of 2019. The quick-serve restaurant specializing in breakfast and lunch sandwiches opened its first restaurant in Ocean City and recently opened a second site in the Severna Park section of Anne Arundel County. Sandwich menu specialties include apple chicken, turkey jack, smoked whitefish and California veggie. Fifteen different bagel varieties will be available including cinnamon raisin, Asiago cheese and Old Bay.  All are boiled and baked New York City-style on a daily basis.  “We have been looking for a Baltimore County location for several years to finally open a restaurant on our own turf,” explained Kelly Riepe, who owns the business in conjunction with her father, John Nocher. “Padonia Village represents the right space at the right time, as we view the center as an up and coming project given the recent improvements and new influx of tenants.”

Taco Bravo, a sit-down Mexican restaurant whose ownership team also operates Taco Daddy Cantina & Tequila Bar concepts in Frederick and Gaithersburg, signed a lease for 2,738 square feet of space adjacent to an outdoor seating area. Lunch and dinner menu items will include a full range of tacos, enchiladas, burritos and fajitas. The restaurant, which will also include a full bar, is expected to open in first quarter of 2019.

Vietnamese restaurant Pho Tan My signed a lease for 1,671 square feet of space and is also planning a first quarter opening at Padonia Village. The concept will offer the Vietnamese specialty soup pho, which consists of a clear broth stocked with beef, chicken or pork as well as noodles and spices.   

In addition, Dr. George Kreisheh will be establishing Charm City Smiles, a full-service dental practice that will also offer cosmetic and restorative dentistry services, in 1,259 square feet in late February or early March. “We toured a number of potential locations in the Timonium and Lutherville area but could not find a site that replicated the outstanding visibility from York Road, combined with the high volume of traffic generated at the Padonia Road and York Road intersection,” Dr. Kreisheh said.

“The York Road retail corridor remains one of the strongest in the Baltimore area. Padonia Village’s location at the key intersection of York and Padonia continues to drive demand for retail and restaurant space at the center,” stated David Donato, Senior Vice President of Continental Realty Corporation. “This recent leasing activity adds compelling new uses to Padonia Village and the Timonium community, including a grocery store, restaurants and a dental practice. Demand for the final two ground-floor spaces and the upstairs office spaces is strong, and we expect to sign leases on the remaining availabilities in the first quarter of 2019.”

Padonia Village features roadside visibility from York Road and is located one half mile from the Padonia Road exit of Interstate 83. The shopping center has 22 tenants, including CuVino restaurant, Rite-Aid, Cake by Jason and Bank of America. Nearly 42,000 vehicles pass the site on a daily basis. Approximately 60,000 people in more than 25,000 households reside within a three-mile radius of the site, with an average household income exceeding $100,000.

CRC is in the process of a total property improvement program at Padonia Village, to include a complete renovation to the exterior facade of the center, repairs to the parking lot and sidewalk areas and the refurbishing and addition of landscaping.  This project upgrade will be complete in summer 2019.
