Green Valley Marketplace Selects Padonia Village as Site for Third Grocery Store Location

Green Valley Marketplace, a family-owned supermarket chain that has operated locally since 1915, has selected Padonia Village in the Timonium area of Baltimore County as the site of its third location in the Baltimore metropolitan region. The grocery store has signed a 31,256 square foot lease with CRC, and expects to open in the former Mars Supermarkets space in late 2018 or early 2019. Approximately 125 full and part-time employees are expected to work at the new supermarket that joins existing locations in Anne Arundel and Howard Counties.

“We could not be more thrilled about signing a lease with Green Valley Marketplace,” stated David Donato, Senior Vice President of Continental Realty Corporation. “Since Mars closed nearly two years ago, we have fielded numerous inquiries from the surrounding communities, hoping a new supermarket would replace them. Not only have we found a supermarket, but we attracted a locally-owned business with longstanding ties to the Baltimore community and a rich history.  We are positive that the greater Timonium area will appreciate and embrace the local feel of the operation, and recognize the passion that Green Valley management invests into their business.”

Locally owned by B. Green & Company, based in Baltimore, the company operated predominately as a food wholesaler before expanding into the retail supermarkets category in the 1970s. The company operates two Cash & Carry business-to-business wholesale operations in the local region; and Food Depot, with two locations in Baltimore City. The Green Valley Marketplace concept was established in 2011 with the first store opening in Elkridge and a second in Arnold in 2015.

Green Valley Marketplace is differentiated by its emphasis on local food offerings including live and steamed crabs; store-made crab cakes; signature store-fried chicken and buffalo-style chicken wings; in store-made sausage; and slow-roasted beef and turkey that is freshly sliced; combined with fresh-to-go meals from their Meals Made Easy and Ready Chef Go signature lines. The new location will feature in-store butchers, seafood mongers, catering options, a coffee shop in partnership with a local coffee roaster, and a holistic nutritionist to provide guidance on their large variety of gluten-free, organic and “free from” and natural product lines.

“We are confident that our community-first and consumer-first philosophy will resonate with the Baltimore County marketplace and that our grocery concept will offer a personal experience that does not currently exist in the market,” stated Rick Rodgers, COO of Green Valley Marketplace. “This attitude starts with our belief that Green Valley is our customers’ store and our associates’ goal is to deliver on that promise. We know of no other supermarket that steams live crabs to-order. The majority of our salads and meal offerings are created from scratch. We pride ourselves on unparalleled customer service and offering one-of-a-kind food products with an emphasis on locally-grown or raised items.”

Throughout the year, the supermarket sponsors community-centric special events in the parking lot, such as Farmer’s Markets, Bake Sales or other activities that directly benefit a designated organization, school or community group.

“For instance, in the fall, we may organize a Pumpkin Patch event that sells store-made candy, caramel apples and pumpkins, with a portion of the proceeds funneling directly to the community organization,” Rodgers explained. “Another event might showcase our ‘Famous Pit Beef and BBQ Ribs” and we would have another local organization work the stand side-by-side with us, and receive a portion of the proceeds. There is no set template for these events. Our goal is to organize an activity that best meets the needs of the local community.

Positioned at 61 E. Padonia Road near York Road, Padonia Village is a 113,519 square foot retail shopping center that includes CuVino restaurant, Rite-Aid and Bank of America. Just off Padonia Road and an exit of Interstate 83, nearly 42,000 vehicles pass the site on a daily basis. Approximately 60,000 people, in 25,000 households, reside within a three-mile radius of the site, with an average household income exceeding $100,000.

In conjuction with the tenant build-out activities being performed, CRC intends to complete certain property upgrades including the renovation of the exterior facade that will be timed with the opening of Green Valley Marketplace at Padonia Village.

“We are extremely confident that our Green Valley brand will work perfectly with the neighborhoods that surround and extend beyond Padonia Village, as they closely resemble those found at our other Green Valley locations,” Rick Rodgers added. “The shopping center is positioned within the sweet spot of York Road with access to a heavily-populated section of Baltimore County and a tremendous road network. We believe we will become a significant destination for the local community and benefit the entire tenant roster at Padonia Village.”
