Restauranteur Chooses Columbia Palace Plaza For New Concept Offering “Authentic Indian Cuisine”

BALTIMORE, MD (October 1, 2025) – Leveraging sustained success operating several franchise restaurant concepts in Maryland and Pennsylvania, restaurateur Mohammed Bhuiyan is starting his own venture featuring authentic Indian cuisine. Together with business partner Harun Patwary, the entrepreneurs signed a lease with Continental Realty Corporation (CRC), for 2,500 square feet of space at Columbia Palace Plaza in Howard County, with plans to open India Bistro, a quick-service restaurant concept in early 2026.  Michael McNeill of Harvest Realty represented the restaurant in this transaction.

This is the third restaurant concept to announce its intentions to join the Columbia Palace Plaza tenant mix in recent weeks.  Quick-service restaurants Blowfish Poké Hawaiian Grill and L&L Hawaiian Barbecue, each independently owned by local entrepreneurs, are teaming up to open a shared-space concept in the center this fall.

India Bistro will offer a range of regional dishes, including vegetarian and non-vegetarian curries, Tandoori chicken and seafood entries, fried rice, noodles, and customizable Biryani with vegetables, meat, or seafood. Common Indian spices cumin, coriander, turmeric, ginger, and chili powder will be used in the menu preparation.    

“Columbia Palace Place features a dominant anchor tenant in Giant Food, which drives steady traffic to the center throughout the week, so we will get tremendous visibility,” Bhuiyan explained. “Howard County is an affluent and highly-diverse area and needed an authentic India restaurant, which we intend to deliver early next year. This location offers everything we need to be successful.”  

India Bisto is occupying the former Dunkin’ space and the restaurant will be outfitted to accommodate approximately 80 seats for patrons who wish to dine in.

This lease elevates Columbia Palace Plaza to 100 percent occupancy. Located at 8775 Centre Park Drive near MD Route 108, this nearly 90,000 square foot neighborhood shopping center features almost 20 tenants offering a mix of sit-down and fast-casual restaurants, as well as personal and business services. More than 90,000 people reside within a three-mile radius of the center, including nearly 35,000 households with an average household income exceeding $125,000. Nearly 25,000 vehicles pass the shopping center daily.

Bhuiyan owns and operates a number of America’s Best Wings and Subway restaurants but this venture provides him with the opportunity to start a restaurant from scratch.
